What Shapes a Universal City Duct Job

Universal City grew up beside the military airfield from the 1930s and incorporated in 1960, so the housing stock spans several generations of construction. We plan each job around the house in front of us rather than the decade it was built.

Planning Around the Property

Universal City runs from large-lot houses through denser residential streets, apartment complexes and mobile-home communities, and each changes how a job is set up. Before the visit we confirm where the air handler sits, how the attic is reached, where the crew can park and stage equipment, and where the dryer vents outside. In established neighbourhoods such as Orchard Park and Rose Garden Estates, that conversation usually takes a few minutes and saves an hour on the day. Our dryer-vent cleaning runs the full route from the collar behind the machine to the cap outside, and we tell you up front about any section we cannot reach.

Moves and Handovers Beside JBSA-Randolph

JBSA-Randolph borders the city, and a lot of local housing changes hands on relocation cycles. If you are moving out, moving in, or managing a rental between tenants, book around the handover date. An empty house is the easiest time to get every register off and every run inspected. You get written inspection findings that separate ordinary buildup from actual duct damage, so an owner or property manager can see exactly what is proposed and why. If the inspection does turn up a torn or collapsed run, the same team repairs or replaces it instead of sending you to a second contractor.

Moisture Checks Near the Creek and Lakes

With Cibolo Creek, Martinez Lake and City Lake inside or along the city, every inspection includes a moisture check: the condensate line, the drain pan, the air handler cabinet and the attic around the duct runs. If you want to know your address's flood exposure, the city publishes floodplain maps. If we find active moisture or growth, we stop, photograph it and recommend a licensed mould assessor, because the water source has to be fixed before cleaning will last. Once it is, we clean, and UV equipment or whole-home filtration can help keep the system that way.

How Long the Visit Takes

On-site time depends mostly on how many registers and returns the system has, where the air handler sits, and whether the visit includes the dryer vent. We give you an expected time window when we confirm the scope, so you know how long to plan for before the crew arrives.

Everything Under One Roof

Services Available in Universal City

Five service groups run out of one company, so a single visit can cover more than the ducts, and a problem found in one system does not mean hiring a second contractor.

Air Duct Services

The full range, from inspection through to new installation, residential and commercial.

Dryer Vent Services

Lint collects along the whole vent run, not just at the machine, and long attic runs clog first.

Attic Insulation

Under-insulated attics force the system to fight heat gain through the whole cooling season.

Indoor Air Quality

Filtration and UV sized to the duct system it is going into, which does more for allergies than cleaning alone.

Chimney Services

A short fireplace season still leaves creosote in the flue, and caps degrade across the long off-season.

Commercial & Multi-Unit

Offices, retail, restaurants and apartment blocks, staged by zone and run outside customer hours.

How the Job Runs

Inspect, Isolate, Clean, Verify

Duct cleaning goes wrong in predictable ways: debris blown back into rooms, damage to registers and drywall, and no way for the customer to tell what was actually done. The sequence is built around those three risks.

  1. Inspection first

We identify duct materials, locate the air handler, count supply registers and returns, and note what can be reached from the registers versus what needs another way in. This determines the method, not the other way round.

  2. Access and containment

Registers come off carefully, surfaces around closet and attic equipment are protected, and the system is isolated so each trunk or branch is worked in a controlled order.

  3. Source removal under negative pressure

Loosened debris is pulled toward collection instead of drifting into the room. Agitation tooling is matched to the duct type, with a Rotobrush on individual runs for deep cleaning.

  4. Returns before supplies

The return side goes first so the blower is not pulling loosened material through the system. While we are there we check the filter slot and return grille for bypass gaps, which is one of the most common reasons a house gets dusty again quickly after a cleaning.

  5. Verification and documentation

You get a vent count, a note on anything that could not be safely reached and why, and photographs.

Where We Stop

When Cleaning Is Not the Answer

Sometimes the crew opens a system and finds a problem cleaning will not solve: a disconnected flex run, torn duct insulation, damaged duct board, standing water at the condensate line, or an unsafe electrical condition near the air handler. Cleaning through any of that is malpractice.

Two things we do not do. If we find active moisture or suspect mould beyond surface dust, we stop, document it, and tell you to bring in a licensed mould assessor. Mould remediation in Texas is its own regulated trade, and duct cleaning is not a substitute for fixing the water source. The same applies to suspected asbestos in older duct insulation or tape: work stops and an asbestos abatement contractor takes over. We also do not sell fogging as a fix; if your goal is fewer allergens, whole-home filtration or a UV install does more than any spray.

For everything within our scope, being one company matters. A cleaning that uncovers a collapsed flex section does not mean starting over with a new contractor. Duct repair and replacement are handled by the same team that did the inspection, and you approve any change in scope first.

FAQs

Common Questions

How much does air duct cleaning cost in Universal City?

Maintenance cleaning from the return duct starts at $99. Deep cleaning of individual ducts with a Rotobrush machine runs from $45 per duct. Dryer vent cleaning starts at $79. The final figure depends on your vent count, how the air handler is accessed, and the condition of the ducts, which is why we inspect and quote rather than pricing over the phone.

What happens if my duct inspection turns into a repair that needs a city permit?

A repair changes the scope from debris removal to work on the duct system. The city's mechanical permit requirements require permits for mechanical work, and some projects can trigger carbon-monoxide-alarm requirements before final inspection. We identify the repair separately so the applicable permit and inspection requirements can be resolved before that work begins.

Does Old Town Residential zoning mean my ducts are original or contain asbestos?

Not necessarily. Old Town Residential is a category on the city zoning map, and plenty of homes in older districts have had their ducts replaced since they were built. We inspect the actual system and tell you what we find. If we encounter suspected asbestos, work stops and an abatement contractor takes over.

Can you take service requests for properties in Universal City, Live Oak and Converse?

Yes. Our coverage also includes homes in Live Oak and homes in Converse. We take the address and access details for each property so each one is scoped on its own, since a shared owner does not mean identical duct layouts or dryer routes. Booking is available 24/7, with attendance depending on the schedule and location.

Can you work outside business hours for a commercial property?

Yes. Commercial and multi-unit work is commonly staged by zone and run outside customer hours, so front-of-house stays usable while back-of-house is handled first. We are available 24/7, and after-hours or staged work is planned in writing before the first visit so you know the sequence and the noise windows.
